GAMco was formed and it systems and procedures were developed based on the evaluation of surveys, banking and appraisal organization statistics, interviews with bankers and interviews with professional appraisers.
GAMco’s business model fulfills the critical provisions of the updated Truth in Lending Act. When a Community Bank turns over appraisal administration to GAMco, it immediately satisfies the provision for appraiser independence. As GAMco’s appraiser panel is more than 99% designated, appraiser competency is assured. And, as GAMco competitively bids all assignments it assures compliance with the Customary & Reasonable fee payment provision.
GAMco’s is owned and managed by certified, designated appraisers, so our client banks are assured that the Appraisal Institute’s Code of Professional Ethics and the Uniform Standards of Professional Appraisal Practice are followed in all respects.
GAMco is the first independent appraisal administrator to become an Associate member of the Community Bankers’ Association of Illinois (CBAI) and the Community Bankers of Michigan (CBM). GAMco is dedicated to the nation’s Community Bankers.
GAMco’s first hand relationship with members of the CBAI and the CBM has given GAMco an intimate understanding of a Community Bank’s commercial and residential appraisal requirements and an appreciation for their cost containment, appraisal quality, and appraisal review and appraisal delivery requirements. As the appraisal administrator for Illinois and Michigan Community Banks, GAMco has also been subjected to the scrutiny of the Office of Thrift Supervision (OTS). Regulatory oversight is, especially today, a very serious issue. As of this writing, GAMco’s Systems & Procedures have passed this regulator’s safety and soundness tests without modification.
In GAMco’s capacity as an appraisal administrator, it processes appraisal orders for a broad range of assignments. GAMco fulfills (i) commercial and residential real estate (ii) schedules of equipment and non-real estate assets and (iii) farm/agricultural assets .
GAMco’s appraiser panel includes highly skilled, designated members of each of the Appraisal Institute, the National Association of Independent Fee Appraisers, the American Society of Appraisers and the Association of Farm Managers and Rural Appraisers. These member appraisers are, by far, the most educated, most experienced and most qualified appraisers in North America. These appraisers perform appraisals, appraisal reviews and appraisal consulting for GAMco and they are available to our good clients as and when required.
